Why do you need an EPC?
By law, all domestic and commercial properties, whether for rent or sale, must have a valid EPC (Energy Performance Certificate). However there are some exceptions:

- If a building is due to be demolished.
- Temporary structures, to be used for 2 years or less.
- Places of worship.
- Industrial buildings such as workshops, farm buildings (non residential) with low energy demands.
- A stand alone 'non dwelling' building less than 50 square metres.
- Listed buildings.

EPCs provide a rating of how efficient a property is, thus informing the potential occupants of running costs such as heating and lighting. Ratings are graded from 'A' being the most efficient, to 'G' being the most inefficient. 

In addition to the energy rating the EPC will also give a rating for carbon dioxide emmisions.

The EPC will also include an optimal energy rating for a property if improvements were to be made. Cost effective ways to improve your rating will also be highlighted.
